Types of Surveys
PROPERTY CONDITION SURVEY (LEVEL 1)
The survey is our entry level survey and provides a brief overview of the property and construction, highlighting any significant defects with a traffic light system.
HOME BUYER SURVEY (LEVEL 2)
A HomeBuyer Survey is a service carried out to a standard format, defined by RICS (Royal Institution of Chartered Surveyors). It is primarily designed for conventional properties built within the last 100 years that are in reasonable condition.
BUILDING CONDITION SURVEY (LEVEL 3)
Commonly referred to as a Structural Survey or Level 3 RICS Survey, it is a thorough examination of a property. It is the most exhaustive of the surveys available for residential properties, offering a comprehensive evaluation of the property’s condition.
Valuations
Simply put, a RICS valuation provides an accurate assessment of the value of a property based on a range of factors including what a buyer is willing to pay and what a seller is willing to accept independently in an ‘arm’s length transaction’.

What does a Valuation involve?
When undertaking a valuation, the RICS valuer will consider a range of factors in arriving at the figure including (but not limited to):
– Location, style, layout and adjacent activities of the property.
– The general overall structural condition and any significant defects.
– Type of construction.
– Alterations and extensions to the structure.
– Adherence with lenders criteria (this varies slightly from lender to lender).
– Recent comparable sales in the area indicating market activity.
